Offices Fit-Out & Warehouse Upgrade

Overview

The Blue Heeler Group was engaged to deliver a comprehensive commercial fit-out and warehouse upgrade for a multi-use industrial facility in Helensvale.

The project involved reconfiguring office spaces, upgrading electrical infrastructure, constructing new internal partitions, and preparing the warehouse for specialised equipment installation.

The works were delivered across both office and warehouse environments, requiring careful coordination to minimise disruption and ensure compliance with commercial standards. 

The Challenge

This project extended beyond a standard office fit-out.

Key challenges included:

  • Working within an existing operational facility 
  • Coordinating office and warehouse works simultaneously 
  • Upgrading electrical infrastructure for industrial machinery 
  • Managing demolition and reconstruction of internal layouts 
  • Ensuring safe access and protection of existing finishes during works 

The integration of commercial office spaces with industrial requirements required a structured and staged delivery approach.

Scope of Works

 

Warehouse Upgrades

  • Installation of 3-phase power for press machines, compressor, and equipment 
  • New LED high bay lighting installation and repositioning 
  • Testing and commissioning of all electrical systems 
  • Plant hire and access equipment for high-level works  


Office Fit-Out (Ground & Level 1)

  • Installation of new power, data, and dedicated circuits 
  • Reconfiguration of lighting throughout workspaces 
  • Installation of multiple GPOs and workstation services 
  • Electrical testing and commissioning across all areas  


Switchboard & Compliance

  • Upgrade and reinstatement of existing switchboard 
  • Installation of new switchboard and circuits 
  • Defect rectification to bring existing works up to code  


Demolition & Reconfiguration

  • Removal of internal walls and redundant structures 
  • Modification of layouts to suit new office configuration 
  • Ceiling and wall reinstatement following demolition  


Partitioning & Internal Construction

  • Installation of new metal stud partition walls 
  • Construction of communications room and specialised workspaces 
  • Installation and relocation of aluminium framed glazing and doors  


Specialised Work Areas

  • Construction of sewing room and resin room 
  • Installation of impact-resistant linings and glazing 
  • Concrete cutting and floor modifications for door installations  


Finishes & Make Good

  • Plastering and patching of affected areas 
  • Painting of walls, ceilings, and feature elements 
  • Installation of skirtings and architraves 
  • Floor protection and final clean 


Additional Works

  • Air conditioning circuit installation 
  • Equipment reconnection and commissioning 
  • Installation of compressed air lines and fittings 
  • Additional painting and electrical upgrades requested during works  

Our Approach

This project required a high level of coordination across multiple trades and work zones.


We focused on:

  • Staging works to minimise disruption to operations 
  • Protecting existing finishes and maintaining safe access (as shown in site protection measures) 
  • Coordinating electrical, carpentry, and finishing trades 
  • Delivering compliant installations for both commercial and industrial use 
  • Managing variations and additional works efficiently

The Outcome

The project was successfully delivered, providing:

  • Upgraded warehouse infrastructure ready for specialised machinery 
  • Improved workflow through reconfigured layouts 
  • Fully compliant electrical and building systems 


The completed facility supports both administrative and production functions within a single integrated space.safety, and long-term functionality for the occupant while meeting all regulatory and program requirements.
